Top let: Grand designs on the property market
Forbes Quay, Grand Canal Dock - Rent €3,000 per month
Most property agents like to identify a USP, or Unique Selling Point, for prospective tenants. In this top floor apartment, it’s the “amazing roof garden”, says Owen Reilly.
It’s hard to argue with him, given the seventh floor location of this three-bedroom penthouse in the Grand Canal Dock development of Forbes Quay on Dublin’s south Docklands.
These stylish apartments can sell for up to ¤500,000 as they’re so sought after by employees of nearby multi-nationals such as Google and Facebook, anxious to stay on the south side of the river with waterfront views and a panoply of trendy restaurants, bars and night life around.
They also like the myriad transport options which the location provides,
including Dublin Bikes, the Dart and Luas.
At €3,000 per month, this would be ideal for one of the higher income earners or perhaps a couple or three of them sharing.
The interior has been maintained in a light contemporary fashion, with straightforward furnishings in neutral shades. It’s all about the light though, with dual aspect windows, plenty of French doors offering terrace access and a modern, bright living space.
There is a galley-style kitchen finished in gloss white, tiling, granite worktops and a range of integrated appliances. The living/dining room has solid walnut flooring and double doors to the terrace.
There are three double bedrooms, the master is ensuite with a walk-in wardrobe and there is also another bathroom. The entire space measures 1,184 sq ft, which is around the size of a regular three-bed house.
Although it looks as if it’s over two storeys with a high slanting roof line, it’s actually on one floor.
There is a centralised heating system, which means no immersion and instant hot water on tap. This leaves plenty of space for storage. The agent says: “We’re looking for three professionals sharing or a family.
“A corporate tenant would work well also. The amount of internal space would make families who like to live in the city welcome.”
The views from the balcony are obviously city-scape, but it is south-facing, so the River Liffey is also prominent. Forbes Quay is behind the Marker Hotel, so that gives another rooftop space for evening drinks!
