Top let: Grand designs on the property market

Rathgar is always very popular with more affluent families given its proximity to good schools, restaurants and plenty of shopping options, along with adjacent villages such as Terenure, Rathmines and Ranelagh.
Everything you might need is pretty much within walking distance, including, if you wish, St Stephen's Green which is a 3.5km stroll.
Of course, the Luas goes through Ranelagh and there are also a number of bus routes.
This Victorian red-brick semi is typical of the area and comes to let in great condition.
It's on the quiet Brighton Square, which has an active community and utilises its surrounding space to hold occasional family events for locals as residents are permitted exclusive use of the green and tennis courts.
This house was refurbished in 2007 and original features were, thankfully, all retained.
Therefore, you will find high, corniced and decorated ceilings, dado and picture rails in the downstairs rooms, sash windows, marble or cast iron fireplaces and internal panelled doors throughout.
A tidy front garden is planted with box hedging and decorative trees, and you enter through a panelled front door with fanlight into an arched hallway in which the mahogany staircase rises and turns.
Off the hall are inter-connecting reception rooms with matching Carrara marble fireplaces.
The room to the rear has a door leading out into the garden and both feature hardwood floors.
There is a kitchen to the rear of the house, which is the only contemporary room featured, with hi-gloss cream units and Neff appliances. There is a large window over the sink which throws in plenty of light.
There is a utility room off this with similar fittings and it houses the laundry equipment. On the return there is a fully-tiled bathroom and bedroom (which might also be used as a study or home office).
There are three other bedrooms (all doubles) on the first floor. Outside, there is a very well-tended south-facing garden to the rear, with a gravel pathway cutting through lawn with mature trees and hedges for privacy.
The house is being let unfurnished and finishes have been completed in neutral whites and greys.
LEASE: One year.
