The refurbishing of old 19th or early 20th century Victorian red-bricks continues apace and there seems to be nothing a clever architect or design team can't do to contemporise tired old homes with swish modern interiors.

This mid-terrace property in trendy Portobello's Carlisle Street tries very hard.

Externally, it's identical to its long line of neighbours. A workaday two-up, one-down two-storey-over-basement terrace with retained sash windows, panelled and corniced front door and small railed-in front yard - one you'd find in pretty much any street developed for the up and coming middle classes of a century ago.

So it's a bit of a shock then to step into something furnished akin to Google HQ. The complete overhaul has resulted in a fully open-plan design for the main living space. There are enormous picture windows, a massive skylight across the dining and kitchen area and an expanse of white gloss.

The entire space is restful rather than restive. There's loads of room to chill in, cleverly broken up (for instance, the island breakfast unit provides a perfect room separator), which you certainly wouldn't imagine from the cramped-looking front.

There are three double bedrooms upstairs and the owner has gone to town on the master, installing a free-standing bath tub in the room. One other bed is ensuite and there is a single along with the main bathroom.

Elsewhere, there is a separate utility room, a den and, in the basement, a separate living area (which is much more traditionally laid out with marble fireplace and cosy furnishing), along with a study and ensuite bedroom, making four beds in all. Carlisle Street is in a super location either for the home worker needing frequent retail and food breaks or the commuter, given St Stephen's Green is a brisk 10 minute walk.

Fitzwilliam Square, Merrion Square and the Iveagh Gardens are all similar distances.

For overseas prospective tenants, the International School at Synge Street is around the corner. There is rear-lane access to the property.
