WHATEVER your views on the new rent capping measures, the result from the prospective tenant's perspective is that properties will begin to look more affordable at all ranges. Whether or not the consequence will be a slowing up of supply at the lower end as landlords re-do their sums, the posher stuff will still be easier to let out.

This three-bedroom duplex penthouse apartment in Dublin 4 (normally a market garnering well over €3,000 a month), is available to let reasonably lower than that.

Even so, in this part of the world, where there are more fancy flats than you could shake a silver stick at, a decent agent will always try to find a USP - the unique selling point that will tempt a tenant away from similar properties.

In the case of this seventh-floor Elm Park unit, it's not the fantastic view over the fairways of the adjacent golf club, nor the proximity to the city centre, UCD or St Vincent's that will tip it, it's the show-stopping glass domed roof, which extends at double height over the entire living space. Elm Park is also something of a landmark building in the area, with some retro-modern cool attached.

From the mezzanine office area, it must feel like you're in the cockpit of a jumbo jet, which makes for a fun executive toy, if nothing else. Down below is the open-plan sitting, dining and kitchen area. The latter is finished in high-gloss white with black countertops and a range of appliances.

The whole is only partly furnished, which is sensible, and shows off the key feature. There are blinds fitted, but why would you bother using them?

Outside, there's a decked terrace, which is longer than it is wide, but it is south-facing. There are two double bedrooms and a bathroom on the lower level, while the master suite, including bathroom, is upstairs at the mezzanine level, which also has the home office and an east-facing balcony access. There is underground parking and one space allocation with on-site management and security.

The building is to the front of the Elm Park office development. Nearby attractions include Sandymount Strand and there's a QBC on the Merrion Road, while both Booterstown and Sydney Parade Dart stations are within a 10-minute walk.
