Portlaoise experienced plenty of building activity during the boom thanks to its transport links to Dublin and Kildare, and is now resurfacing as a viable commuter option again for first-time buyers priced out of Dublin.
They will likely be drawn to the new phase at Holdbrook, a development recommenced last year by local builders Thomas Kelly & Sons, as prices for a two-bed terraced home there start at just €140,000, rising to €180,000 for the three-bed detached style, which comes with a garage.
The latest phase of Holdbrook is made up of 13 homes, with six already sold. The residential development has the best access in Portlaoise to the M7 to Dublin - the motorway is just a one-minute drive away, according to the selling agent.
Inside the properties, there is an open-plan layout on the ground level, which is floored with timber. The bespoke kitchens are fitted and tiled, with patio doors leading out to the back garden, and there is a solid fuel insert in the living room fireplace.
The homes only have a B BER but they do come with roof-mounted solar panels for the hot water system.
Portlaoise's two new secondary schools are within a 10 minute walk from Holdbrook, while the five new primary schools can all be reached within five minutes by car. The centre of Portlaoise is less than a five-minute drive away.
