Three family homes with room to improve
Newtown Hall, Maynooth, Co Kildare

I passed this nice development the other day and was prompted to call agent Eamon O'Flaherty to see if there were any left since I covered its launch earlier in the year.
Located adjacent to the spacious campus at NUI Maynooth and near the local Lidl and well-known Glenroyal Hotel and shopping complex, these fall definitively into the family home market.
There are three available, Eamon tells me, all four-beds and they are arranged around a series of green areas. All have been future-proofed with the addition of floored attics to 8' ceiling height, with a fold down stairs, electrical and energy points for conversion, if so required, to give an extra 200 sq ft of space.
The four-bed end-of-terrace is 1,400 sq ft and has a layout with an L-shaped main area downstairs. Kitchens are contemporary in a matte stone finish with brown/black granite worktops although there is a choice of colours and finishes. Both styles have double French doors leading out to levelled, seeded rear gardens. There is a utility room off this, a guest WC in the hall and sitting room up front. Upstairs are four double bedrooms, one of which is ensuite and a family bathroom.
An energy rating of 'A' is due to solar panels and a gas-condensing boiler system and strong insulation. The frontages are cobble lock driveways with shrubbery separators and parking.
