The new home view: Top-of-the-range finish with a seaside view
Four-storey radiator-free family homes heating up with locals
The most successful catwalk models are supposedly the tall, skinny ones, so is Albany in Killiney the supermodel of the new homes market?
These three and four-storey houses come to market this weekend and it's just as well the stairs have plush carpet… there's lots to look up at (and down from).
Cairn Plc has developed the land around the original Albany House (and indeed, are in the process of converting the house itself for future development), to create 15 large family homes. Only in Killiney could a property of over 2,000 sq ft be considered perfect for the trader-down market, but the agent has much interest from local denizens.
The entrance is from Killiney Hill Road with Ballybrack and Shankill nearby. The four-bed is a semi-detached at 2,131 sq ft over three floors. The large kitchen/dining/seating area flows through to the living room via recessed sliding doors. It has a full range of Neff appliances and a quality finish from McNally. There are large skylights for added light. The living room is nicely finished with a feature gas fire and recessed lighting in the coffered ceiling, which is 9ft high. A utility, WC and storage room complete this level and there are floor-to-ceiling windows along one wall of the kitchen, which open out into the courtyard-style garden which is compact, but professionally landscaped.
An American white oak staircase takes one to the first floor which has two bedrooms, one ensuite with walk-in wardrobe, and a family bathroom. The main room has a small balcony. Another flight brings you to the second floor, which has two bedrooms, one ensuite and a small study. Bedrooms have concrete floors.
The five-bed is detached, of similar style except a fourth floor has been added at the top. There is also a study in addition to the bedrooms, and of course, one of the beds could be used as a playroom/den as in the show-house styling. There is neat recessed and spot lighting throughout and satin chrome switches and plugs fitted.
The A3 energy rating is thanks to an air to water heat pump system and individually room-controlled underfloor heating (which means no radiators). Smoke and carbon monoxide detectors are fitted as standard, and the five-bed has a sprinkler system downstairs, which is mandatory for four-storey properties now.
Prices for the four-beds start from €895,000 with the larger detached from €1,075,000.
Viewing is today, 5-7pm; tomorrow and Sunday 3-5pm or by appointment.
