The new home view: Silverton development has the best of both worlds

Shopping and forest walks on the doorstep of Rathfarnham homes

Rathfarnham is a sprawling part of South Dublin - from the neat bustling village itself to the edges of the Dublin mountains, with both forests and the M50 equidistant.

This development of 21 homes is on the Harold's Grange Road just before it meets Blackglen Road and turns towards Sandyford. It's on an elevated site, putting it within walking distance of Marlay Park.

Dundrum Shopping Centre is within a couple of kilometres but you can be in the forests and rugged wilderness within minutes also. Silverton is a T-shaped junction with two greens at the front and one at the rear.

A number of the properties (including all the three-beds) sold almost as soon as sods were turned. The rest of the four and five-beds are on view this weekend.

They are of the 'tall and narrow' variety, using black and white as dominant colours with large picture windows, while the five-bed is red-brick. All those remaining are three floors with a similar layout, built by New Generation Homes. The 14 four-beds measure 1,732 sq ft, which is large for this type, and will appeal to both trader uppers and those leaving the large 1970s properties that are so common in Pine Valley and the wider area, but whose owners wish to stay put and avail of a 'proper' house to retire to.

The A-rating, with its low energy bills, is a definite pull - as is the price, which is €560,000.

There's a living room to the front, with a solid fuel stove (there are a couple of styles available), high ceilings and a nice finish, particularly the bay window, which has five panels and is the width of the room.

There is a WC and storeroom before entering the kitchen/dining area, which is at the rear. This has fully integrated appliances included (also in the utility room), and a long breakfast counter with a quartz stone top.

There is plenty of room for a separate table and chairs or, indeed, a seating area, if preferred. Double doors lead to the back garden, which is quite small, but seeded and neat, with a patio. There are two bedrooms on the first floor, one ensuite, and a family bathroom. There is a skylight as you ascend the stairs and the staircase is open spindle in contrasting woods.

The top floor has the additional two bedrooms and a large ensuite. Every house comes fully painted (using matt neutrals), with fitted bathrooms and a floor allowance, so it's pretty much turn-key.

The five-bed measures 1,905 sq ft and will sell for around €750,000, of which there is just one remaining on the edge of the development, with the entrance to the front.
