It's testament to increased market activity that Savills, the agents on this new development in Kinsale, has brought its New Homes staff complement to eight and reports a 225pc increase in enquiries year-on-year.

Its €100m sales for 2015 are still mainly what the company calls "traditional houses" and, it adds wryly, remains woefully short of meeting demand.

However, it's good to see strong family homes in the Cork market; there have been a few developments of late, and these 27 units from Centurion Homes at Cluain Mara on Farm Lane should sell well to locals. A mix of three and four beds, they range in size from 1,200 sq ft for the townhouse to 2,450 sq ft for the largest detached, settled around communal greens and a playground. The price point will range from €460,000 - €550,000 reflecting this popular seaside location which is a 20-minute drive from Cork airport and a couple of kilometres outside Kinsale town.

Exteriors are rendered in cream plaster, with picture windows trimmed in black. Interiors are from Kube kitchens with silestone worktops and island units in the kitchen/dining areas. Villeroy & Boch have supplied the bathrooms. The larger detached has the kitchen/dining area to the rear with a utility room. The staircase is central with two reception rooms either side, and a guest WC.

The four bedrooms are all doubles, two en-suite, with a main bathroom. As in all the units, there is a Stira ladder added to access the attic.

The pitched roof would allow for future development of this space.

There is another detached four bed, smaller at 1,500 sq ft with a different interior layout, but similar living accommodation, while the semi-detached, at 1,818 sq ft has the kitchen/diner taking up the entire width of the ground floor. It has one en-suite upstairs. Finally, the smaller town house is still substantial at 1,200 sq ft and has three bedrooms.

Driveways are cobble-locked with brick walls between houses (so many are still being built with grass verges or burlap fencing). Solar panels aid the A2 BER rating along with underfloor heating, a heat recovery unit and wood-burning stove.

Kinsale doesn't require this space to outline its many benefits, but golf, restaurants, fishing and other marine related activities abound in the foodie capital of the South.
