Elderwood development mixes it up with its offering in Wexford

The Castlebridge project has homes for a variety of tastes.

Location: Elderwood, Castlebridge

Castlebridge is a village 8km from Wexford town where you will find Elderwood, a development of mixed styles from Noonan Developments, which was also responsible for constructing Redmond Cove in Wexford and Bartra Rock in Dalkey, Co Dublin.

Designed by Raymond Kelly Architects, the styles on offer range from two-bedroom mid-terraced properties, at 842 sq ft priced at €110,000, through three-bedroom semi-detached houses, which measure 1,155 sq ft and cost €135,000 with their detached counter-parts a little larger at 1,231 sq ft and priced at €150,000.

On the larger side are the four-bedroom detached homes, which measure 1,783 sq ft and cost €195,000.

In terms of layout, the three-bedroom semis come in two styles: the A (1,155 sq ft) and C (1,186 sq ft) with only slightly different interior plans.

Both have three bedrooms, the master en-suite along with the main bathroom upstairs.

While the downstairs of the 'C' style is traditional with the kitchen/dining area to the rear and the sitting room to the left/right of the front door, the 'A' style has the entrance in the middle of the property with the kitchen/diner to the left and rear while the sitting room is to the right. A downstairs WC completes both.

The 'B' style is a four-bedroom mid-terrace unit with a kitchen/dining room, utility room, sitting room and WC downstairs.

Upstairs are four beds, one en-suite with the bathroom.

The 'H' is the largest at 1,783 sq ft and is a detached property with four bedrooms, three doubles (one en-suite) and a single, while downstairs features a kitchen/dining area open plan and running the width of the house with a lounge and separate study upfront. The latter could easily be converted to a fifth bedroom should family needs decree it. It is priced at €195,000.

All homes include uPVC double-glazed windows and maple wardrobes in the bedrooms.

Castlebridge itself is a village with a number of retail units, overlooking Wexford Estuary.

The local beaches are Curracloe (9km) and Ballinesker, which is the same distance, and was the location shoot for the Normandy Landing scenes from the movie 'Saving Private Ryan'. Enniscorthy is 18km away while New Ross is 42km.

A lot to consider

Location: Greenhills Court, Tallaght, Dublin 24

Investors may look to Tallaght to avail of a development of 15 apartments and two townhouses, currently let on a long lease to a single tenant, Focus Housing, yielding €145,440 p.a., with less than 10 years remaining.

A further four residential and two retail units have lapsed planning permission alongside, which could be developed or sold off. Under the terms of the lease, the tenant is responsible for maintenance and repairs, and the rent is calculated at 80pc of the full market value.

It is located in the centre of Tallaght village, adjacent to the Institute of Technology and the Square Shopping Centre, which has the Red line LUAS terminus. Tallaght hospital is 1km away. The single-lot sale has an asking price of €1,850,000.

Dorrins Strand has a dozen left to buy

Location: Dorrins Strand, Sligo

Of the original 120 CassCon built units at Dorrins Strand, just 12 remain for sale – one six-bedroom mid-terrace and 11 three-bedroom semi-detached in two styles.

The modern, contemporary-style houses are over two and three storeys and come with a €6,000 allowance for interior finishes.

The F-style three-bed is 1,136 sq ft and priced at €165,000. The interior features a living room at the front of the property with a kitchen/dining room and utility room to the rear, which opens out on to a patio area. There is also a guest WC at this level. Upstairs are three bedrooms, one en-suite, and the main bathroom.

The G-style, of which there is only one remaining, is similar to the F but smaller at 1,086 sq ft and priced €155,000.

The three-storey mid-terrace six-bedroom unit (H-style) measures 1,666 sq ft and costs €175,000. Dorrins Strand is adjacent to Strandhill links golf club and 8km from Sligo town.

The nearest beach is Culleenamore, which has surfing and swimming along with seasonal horse racing. Sligo regional airport is within 3km while the larger Ireland West at Knock is 53km.
