Lucan homes have extra-large gardens

I pass this location regularly and had been watching what I thought was a small enclave of a dozen or so houses being built, but when I visited it this week there is room for 71 large detached houses on the site, which is to the rear of the very popular Laraghcon estate and opposite St Catherine's Park on the Clonee Road to Lucan.
All are four-beds over five styles and my immediate reaction was to the large gardens.
It's most unusual these days to see big lawns and most of the sites here have that. Built by Corkonian Michael O'Flynn, Rokeby is appealing to the trader-upper family market. Prices will start from €675,000 and three of the styles allow for a third floor to be converted to another bedroom at a fixed cost of €55,000.
On show are 'The Kingfisher' and 'The Swan', both double-fronted pale brick and ochre render with pitched roofs, long bay windows to the front and cobble-lock driveways.
The first is 2,450 sq ft and there are 11 of these being built. The 9.5ft high ceilings and wide doorway space add to the interior and there are two reception rooms to the front - a living room with wood-burning stove, and double alcoves with a clever hidden pelmet over the windows.
The TV/Playroom has an electric fire mounted and double glass doors to the width-long kitchen/dining/living area. Quartz or Silestone worktops along the counters and island unit complement soft-close cupboards in matt neutrals by Cawleys, with a nice larder added as standard.
There is a utility room off this and two sets of French windows to look out on the substantial gardens, which have a paved patio. A central spindle walnut staircase brings you to the first floor which, in the standard version, has four double bedrooms, two ensuite with built-in dressing tables, and a family bathroom. Pricing is from €755,000.
'The Swan' is slightly smaller at 2,260 sq ft and this is reflected in the more compact reception room to the front which is office sized. However, I preferred the kitchen/dining area here as the seating section has been separated by a false quarter wall and an electric fire mounted, giving clear distinction of space. The rest of the unit is similar to before and these will sell from €780,000 with four units on sale; the larger gardens being the reason for the extra price.
Although appliances are included in the kitchen, there are no ground floor coverings in the price. The other units are the 'Teal' at 1,909 sq ft from €690,000, the 'Heron', which measures 2,289 sq ft, at €720,000 and a bungalow design, the 'Sandpiper' which is 1,922 sq ft costing €675,000.
Lucan is a busy village and a new traffic management plan has eased congestion here at the Weir. St Catherine's Park is a popular 200 acre wood and parkland amenity while the village itself is around 1km from the development.
