Take a dip: All going swimmingly in Killiney estate

Number 5 Laragh in Killiney, Dublin, is a modest enough house – by Killiney standards at least – but it has one crucial attraction. The residents of the estate have the use of their own outdoor swimming pool.
There are advantages and disadvantages to this of course. On the one hand, you get to use use the pool whenever you want, for free (if you don't count management fees), and without being put to the trouble of maintaining it.
On the other hand, it's hard to say if using a communal neighbourhood swimming pool would not be even slightly more discomfiting than using a public one. In this case, you're having to model swimwear for people you might actually know.
Number 5 Laragh is semi-detached and has a floor area of 1,044 square feet. On the ground floor is a sitting room with a fireplace, an open-plan kitchen/dining area with patio doors, and a bathroom.
Upstairs there are three bedrooms with skylights, and a shower room. The property is heated by oil-fired central heating
The back garden has a gravelled patio and a raised lawn, with shelter and privacy provided by mature trees that aren't on the property itself. And there are two garden sheds.
There's a small lawned garden to the front, and the property also has its own designated parking space, with extra visitor spaces available. Management fees amount to €1,600 a year.
Laragh is a small cul-de-sac estate off Killiney Avenue, on the western side of Killiney Hill. It's between 15 and 20 minutes' walk from there to Killiney Dart station. And should you chicken out of using the swimming pool, you can reach Killiney beach in around the same time.
The agent for Number 5 Laragh is Lisney Dun Laoghaire (01 280 6820) and the asking price is €595,000.
