Silverton, an enclave of 21 homes in a secluded site off Harold's Grange Road in Rathfarnham, will be launched in the coming weeks.

The new development from New Generation Homes is less than a 10 minute walk from Marlay Park and its 300ac of woodland, ponds, playing pitches and playgrounds.

There will be six three-bed semi-detached homes available at Silverton and 14 four-bed semi-ds. Near the entrance to the scheme, there is one five-bed detached home, a red-brick property laid out over three storeys.

Prices are expected to be set at €595,000 for the three-beds, €645,000 for the four-beds, and €795,000 for the five-bed home.

There is about 1,572 sq ft of living space in the three-beds at Silverton, while the four-beds extend over 1,733 sq ft. The single five-bed measures 1,905 sq ft.

One of the most outstanding features of the brick-and-render houses, besides their pitched roofs and red-brick trim, are the bay windows that take up the entire width of the front living room and flood the ground floor of the properties with extra light.

A limestone fireplace and wood-burning stove add to the cosiness of the living room.

The kitchens have polished-stone countertops, integrated appliances and come from JB Kitchens. Double doors open out from the kitchens to a granite patio and fenced garden.

A staircase with oak-finished handrails leads to the bedrooms, all of which have fitted wardrobes, and the fully fitted main bathroom. To the front is a dark grey cobble-lock driveway with a black border, complementing the dark concrete tiles on the roof.

Energy-efficient features at the A3-rated homes include an electric heat pump, which the selling agent says is four times more efficient than a gas boiler.

Silverton itself is close to some of South County Dublin's best schools such as Loreto Beaufort and St Columba's College, and is only 3km away from Dundrum Town Centre. Commuters can avail of Exit 13 to the M50, hop on the Luas green line at Dundrum or use one of the many frequent bus routes on Harold's Grange Road.

The selling agent, Jane Dowling from City Properties, which opens a new office in Terenure next week, will be involved in the launch of other upcoming schemes in South County Dublin, such as Blackberry Hill in Carrickmines and Riversdale in Butterfield Avenue, Rathfarnham. Viewings are by appointment.
