There is little doubting the appeal of gated communities to young families, for whom peace of mind and security are important considerations.
Number 1 Washington Wood is located right in the heart of Rathfarnham, one of Dublin's most mature and well-established suburbs, and is one of only two detached houses in the little enclave.
The house was constructed in 2001 and has 3,261 sq ft of living space arranged over two floors, plus a spacious attic. "Every inch of it was custom built to our requirements," say the owners.
Once the current owners moved in, they were a minute's walk from the back door of Lisheens, and they remember the pleasure of being able to stroll through the garden and over to visit their father. Sadly, he died some years ago and Lisheens is no longer in the family.
Certainly 1 Washington Wood is a very comfortable modern family home and, by all accounts, it has been a happy one.
The garden, with its sunken trampoline, has been a magnet for their children's friends, and the family has hosted an annual sleep-out and barbecue for 20 or 30 children and teenagers. Both house and garden have seen plenty of party action during the time that the family has lived there.
Inside, at ground floor level, the property has three reception rooms. Immediately off the entrance hall is the formal living room, occupying the bay window to the left of the front door. This room features a solid wood floor and a marble fireplace with cast-iron inset, and double doors that open directly on to the dining room.

This could obviously serve as a den for older children, a study or home office. There is also a guest lavatory on this level and the whole ground floor has under-floor heating.
Upstairs, the master bedroom suite features a walk-in wardrobe, while the ensuite bathroom features both a double shower and a separate bath. Double picture windows overlook the back garden. There are three further double bedrooms at first-floor level, two of which are ensuite with spacious double showers, plus a family bathroom.
