When Sarah Ferguson, the Duchess of York, was considering a base in Kinsale back in the 1990s, she looked at Dromderrig House, a 19th-century mansion at Compass Hill.
She didn't buy the place in the end - for security reasons, reportedly - so the neighbours were cheated of the chance to be invited round for cucumber sandwiches and private readings from 'Budgie the Little Helicopter'.
One of those neighbouring houses is Swiss Cottage, four doors down from Dromderrig, and also occupying an elevated spot with exalted views of Kinsale's inner and outer harbour and the river.
Dating from the 1970s, Swiss Cottage is 2,542 sq ft in size, with reception rooms on both upper and lower floors, the better to take advantage of the watery spectacle below.
Most of the ground floor is given over to a huge, open-plan kitchen, dining room and living room. The kitchen and dining room part measures just under 30 ft by 21 ft and comes with a vast expanse of dizzying chequerboard floor tiling.
The living area has a solid-fuel stove in a fireplace set into an exposed stone wall and there are sliding doors from there to a lean-to conservatory which betrays its 1970s origins. Planning permission has been granted to knock down this conservatory and replace it with a new one with a pitched roof.
There's also one en-suite bedroom on the ground floor, and the other two are upstairs. Those first-storey views from the house are not wasted on sleeping occupants, though. There's a large square lounge on this floor with a gas-fitted fireplace and doors to a sun terrace outside.
