Royal bargains as three sell under the hammer
Meath County Council sold three houses at auction yesterday at prices ranging from €91,000 to €345,000. Two of the houses sold above their AMV and one sold for less. As many as 13 bidders participated in the event which was transferred to the New Grange Hotel in order to cater for the attendance of almost 100 people.
The highest price of €345,000 was achieved for a 230sqm bungalow at Roestown, Dunshaughlin, Co Meath which stands on 0.75 acres. Joint agents Lisney and Smith Harrington had guided €230,000 on the property.
A 325sqm detached house at Balreask New, Navan, sold for €240,000 or €50,000 more than its AMV. Located on a one-acre site, the five-bedroom house is in need of refurbishment.
A 140sqm semi-detached house at Balreask New, Navan, sold for €91,000 which was €74,000 below its AMV. Originally a double-fronted cottage, it has a two-storey extension to the rear and stands on 0.75 acres. It also needs refurbishment and modernisation.
Another house at Ardsallagh, Navan, had its auction postponed in order to complete some outstanding paperwork.
A 0.43-acre residential site at Boyerstown, Navan, was also offered for sale. Darren Chambers of Lisney explained that although it failed to attract a bid, some prospective buyers expressed an interest and the agents are still quoting €50,000 for it.
The county council originally acquired the five properties through compulsory purchase orders in order to facilitate the building of the M3 motorway which is now completed.
Meanwhile in Galway agents O'Donnellan & Joyce had a 50pc success rate when selling two out of four houses at its November auction. One of them, 13 Ocean Wave, Salthill, sold for €37,000 more than its guide price.
The four-bedroom detached house had an AMV of €475,000 and sold for €512,000. On the other hand, a large four-bedroom bungalow on 0.75 acres at Casey's Cross, Oranmore, Co Galway, sold for €159,000 which is €31,000 below its AMV.
One of the lowest prices achieved for a residential property at auction this year was seen in Co Kilkenny recently when agent Ed Donohoe sold a 139sqm three-storey house for €36,000 in Main St, Graiguenamanagh.
An executor sale, it requires major refurbishment.
