Had it been built about six decades or so earlier, Lake View, at Ballintober in Co Wicklow, would still have enjoyed a pleasant enough situation, with distant views of the River Liffey wending its way towards the capital.
The Liffey was dammed in the late 1930s and early 1940s, creating the Poulaphouca Reservoir or Blessington lake, and Lake View arrived in 2007 with ample time and space in which to enjoy the man-made spectacle.
Lake View is on 17 acres, with a quarter-mile avenue curving up to the house. It's a dormer bungalow with four bedrooms and three reception rooms, all arranged to take advantage of the lake and mountain views.
The front door opens into a marble-floored entrance hall, where there's a marble staircase with wrought-iron banisters curving up to the dormer level.
There's one ground-floor reception room with oak floors and a marble fireplace. The main ground-floor living area, though, consists of a bright kitchen and adjoining sunroom.
The kitchen has an oil-fired Aga and a pantry, and the same marble floors. The adjoining sunroom takes the form of a dining room, with windows on all sides and double doors giving onto the garden.
The four bedrooms are on the ground floor, and each has a marble-floored en-suite wet room, while the first floor has another en-suite bedroom - not, however, in compliance with building regulations - and two reception rooms.
Outside there's a patio with PVC decking, and a kitchen garden behind the house. There's also a lofted garage on the grounds.
Lake View has geothermal heating, solar panels and a heat recovery system, so the energy rating is a respectable B1.
