At Woodbank, a residential development less than a mile from Shankill Village, Ravenshall Developments has gone some of the way to solve the problem by installing a retractable roof over the balcony leading off the master bedroom.

There are two homes still available from the first phase of 25 houses at Woodbank, which was launched in May. When the development is finished, it will have 40 four-bed semi-detached and terraced houses, and 18 two and three-bed apartments and duplexes. Woodbank is mostly aimed at young professionals, expanding families and house-hunters keen to downsize from larger homes.

The remaining units from the initial phase are both four-bed semi-detached houses. They are priced from €595,000 and are 1,752 sq ft in size. Each property is spread out over three stories, with the second floor housing the main bedroom with its ensuite and double sinks, walk-in wardrobes, a separate dressing room - and, of course, the aforementioned private balcony, which has plenty of space for two chairs and a table to take in the view without getting rained upon.

The kitchens come with painted shaker-style doors, quartz counters and a modern breakfast bar.

The wardrobes in each of the bedrooms also have painted shaker-style doors, as well as polished chrome handles. There are ceramic tiles to the kitchens, utility rooms and ground floor guest WCs.

All of the units were designed to have an A3 BER. The most obvious selling point at Woodbank, however, is its location - the scheme is close to the coast at Killiney Beach.

Woodbank is a two-minute drive to an M50 interchange, but prospective residents can also avail of public transport links such as the Dart station at Shankhill, the Cherrywood Luas stop or the 7B, 145, 84 and 45A bus routes.
