The selling agents describe Brookfield House, near Castleconnell in Co Limerick, as a Georgian carriage house. However, it doesn't seem to be present on the first-edition Ordnance Survey map; the area was surveyed in 1840, 10 years after the official end of the Georgian period.
Nevertheless, Brookfield does have Georgian qualities, and does appear faithfully on the second-edition OS map as a courtyard arrangement serving nearby Ballinacourty House, home of a branch of the Vandeleur family of landlords in the 19th century.
The current owners have lived there for 30 years, and have done a great deal of careful refurbishment. Its floor area now extends to 4,166 sq ft, although this includes only four bedrooms, the rest of the space being taken up with an abundance of reception rooms.
Among these is a formal dining room adjoining a drawing room with a marble fireplace and French doors to the garden.
Directly off the entrance hall is a conservatory overlooking the gardens to the front of the house. This also gives onto a library or music room, which gives onto a study with doors to the back garden. There's also a shower room and sauna off the library.
At the opposite end of the house is the eat-in kitchen, and from there you reach a family room with a stove in the fireplace and French doors to the garden. Also off the kitchen there's a utility room and guest toilet.
The main bathroom and four bedrooms are on the first floor, and the master bedroom has an en-suite and walk-in wardrobe.
Brookfield is on three acres of grounds including a tennis court, vast lawns and paddocks, and stone outhouses. Castleconnell is about three kilometres away, and Limerick is a 20-minute drive.
