Unsure whether to buy or rent? Then one way of having the best of both worlds is by opting for a rent-to-buy scheme.
One scheme currently on the market is in Belmayne, off the Malahide Road, in Dublin 13, where rent-to-buy options are being offered for 10 one-, two- and three-bedroom energy-efficient apartments, some with own-door entrances.
Tenants can save as much as 75pc of the rent paid toward part of the contract purchase price. The rent is fixed under a two-year rental agreement which allows buyers time to save toward a deposit.
The rent-to-buy option also eliminates the need to wait for mortgage approval before moving into what can become one's own home.
Rents at Belmayne range from €750 to €775 per month for a one-bedroom unit, €850 to €900 for two bedrooms, and €1,000 to €1,050 for three-bedrooms.
Prices range from €117,500 for one-bedroom apartments, from €149,950 for two-bedroom units, and from €192,000 for three-bedroom apartments.
Belmayne is near the Malahide Road bus corridor, Clongriffin dart station, the airport and M50.
The apartments are equipped with fully fitted kitchens, balconies or terraces, en suite bedrooms, broadband and cable television connections, and underground car parking.
To facilitate tenants, the apartment comes partly furnished and the security deposit is refundable if the tenant/purchaser decides not to proceed with a sale after two years. Viewings on Saturday.
