There hasn't been much evidence of building in this part of the world for some time, so it's good to see Killarney going high-end when it starts.
This development, by Michael Sheahan & Sons, is adjacent to Killarney National Park, so effectively owners will have the biggest back garden in the country.
Blue Bells Grove will be launching officially in mid-May, with a show unit available in the coming weeks, but already a fifth of these detached, four-bed family homes have been sold off-plan.
With prices starting from €550,000, this is hefty for Kerry and reflects the build quality. At 2,583 sq ft, these three-storey houses come in four styles, but essentially all have a kitchen/dining/seating area to the rear with island unit, and French doors to the rear garden, with utility room off, a living room to the front and a guest WC.
On each of the upper floors are two double bedrooms, all ensuite with either bath or shower. The temptation to add more bedrooms has been resisted and, instead, the builder has gone for space over quantity.
The exterior is modern with a flat or sloped roof, rather than apex. There will be green areas when the development is complete. The A rating comes from uPVC triple-glazed windows and multi-controlled heating zones. Killarney National Park is abutted by three golf courses and a racecourse, and is encircled by the Ring Of Kerry. The town of Killarney is less than 1km walk as is the train station.
