The Market:

A shortage of family homes in the larger population centres such as Navan, Kells and Trim has become a feature in the county in a relatively short timescale. There has been little in the way of new supply for five years or more and according to local agents the only reason values have only risen 15% is lack of mortgage lending.

The market is being stoked by cash buyers who have reappeared now that prices appear to have bottomed out.

The main physical legacy of the boom was not unfinished estates but the M3 motorway, which cut commuting times considerably. Agents believe it is only a matter of time before house prices begin to reflect proximity to the new infrastructure.

As well as investors, first-time buyers from Dublin are beginning to appreciate the value of living in towns such as Navan, which have good schools and well-established, settled communities. Employment has improved and is more secure.

Similar to other counties around Dublin, it is all about access and proximity: The more comfortable the commute, the bigger the demand.
