Prices to attract first time buyers to Déise

A third phase about to come on stream at Fox Wood, a development off the Six Cross Roads outside Waterford City, is likely to draw interest from professionals and young families seeking a home in the Déise, which has experienced a dearth of new residential schemes.
Some 35 of the 50 homes due to be launched at the new phase are three-bed semi-detached homes, according to one of the joint selling agents.
While prices have yet to be confirmed, it's expected they will start at €165,000, making them particularly attractive to first-time buyers.
There will also be 13 four-bed semi-detached properties with a garage conversion that will likely be priced from €185,000, as well as two four-bed detached dwellings costing from €245,000.
At present, the selling agents are fielding and registering enquiries from prospective buyers ahead of a launch likely to take place "in the next few weeks".
The homes are being sold off the plans and will be ready to be occupied by early 2017.
Thanks to a new air-to-water heat pump system, the homes in the latest phase will command a BER of A2, compared to the A3 energy rating in the last tranche.
Other energy-saving features will include PV solar panels to generate domestic hot water.
Interior finishes will range from fitted kitchens and wardrobes to multi-fuel stoves in the living room fireplace.
Patio doors from the kitchen/dining area will lead to a rear garden.
Fox Wood, which is being built by local developer Noel Frisby Construction, is near the Waterford Institute of Technology and Williamstown Golf Course, and is about 3.5km from the centre of the city.
