With North Docklands apartments selling well at recent auctions, prices have been slashed at the Crosbies Yard, a development of apartments located between East Wall and Amien St and conveniently close to the major employment centres at the ISFSC and East Point Business Park. These centres will make these units appealing for investors who might generate yields as high as 10pc from these types of prices.
The one-bedroom apartments and one-bedroom duplexes measure between 46sqm and 53sqm and are priced from €95,000 which is less than a third of the €300,000 being asked when impresario Harry Crosbie originally launched the development.
Then two-bedroom apartments were pitched at €370,000 whereas now these units, ranging in size from 63sqm to 82sqm, are priced from €135,000. Then three- bedroom penthouses sold for €550,000 upwards and now these units, measuring between 102 and 125sqm are priced from €195,000.
Included in the price are kitchen appliances, fitted wardrobes, high quality fitted pod kitchens and bathrooms, floor and wall tiling in kitchens and bathrooms and one car parking space.
None of the units for sale in this latest release have ever been lived in before.
Crosbies Yard is a canal side location and has been designed by architects Scott Tallon Walker and built by Sisk.
Finished to a high specification, the units overlook a courtyard area which has been attractively landscaped and well maintained.
About three quarters of the units in the scheme are already sold and occupied. Crosbies Yard is located in the city centre, with all major transport at its door step. It is only 10 minutes walking distance to Connoly Train Station, the Dart, Red Luas Line and Busaras.
