Prices at Galway auction buoyant

Over 150 people attended an auction of six properties in Galway last weekend in which agents O'Donnellan & Joyce included four Galway city houses. Five of the six properties sold, with four selling above the guide price.

The best price was achieved for 31 The Maples, Dr Mannix Rd, Galway, a five-bedroom, detached, redbrick, modern family home which sold for €635,000 -- €40,000 over its Advised Minimum Value (AMV). Another house in the city, 13 St Dominic's Road, The Claddagh, sold for €255,000 -- €5,000 above the AMV. This three-bedroom, end-of-terrace house was in need of refurbishment.

Also selling above its AMV was a cottage-style property on 0.5 acres in Cahergowan, Claregalway. It achieved €306,000 which was €11,000 above its AMV.

However not all of the houses were so successful. Killowen House, Lr Salthill, Galway, a seven-bedroom detached with large garden sold for €440,000 -- €60,000 below its AMV, but it was in need of refurbishment.

One of the properties 62 Dalysfort Road, Salthill, failed to sell despite its relatively modest AMV of €395,000. It comprised a four-bedroom detached house with large rear gardens and a two-bedroom self-contained unit. It was withdrawn when the bidding petered out at €330,000 but since then the agents have received offers from other bidders.

The sixth property consisted of 1.77 acres of agricultural land at Clogher, Claregalway which sold for €55,000 - almost double its €30,000 AMV.
