Price Guide: Westmeath

Prices in Westmeath currently average €191,700 for a new home and €197,200 for a second-hand home, with prices down from peak values by 47pc and 45pc respectively.

There has been some movement in prices across the various property types in the county during the last four months, although there have been few significant changes in values. Between April and August the estimated average price for second-hand one- and two-bedroom apartments fell by 10pc to €87,500 and 14pc to €123,300 respectively.

The county has seen little change to sales activity over the last four months, with it taking anywhere between three and six months to get a property sale agreed. Getting formal loan approval is proving to be difficult and is affecting sales.

In Athlone four-bedroom semi-detached and detached houses are still the most popular to sell, with one agent reporting the sale of four unconstructed four-bedroom semi-detached houses from plans since last April.

Respondents notice a requirement for more three and four-bedroom properties, while there is an oversupply of one and two-bedroom apartments. Sales activity in Westmeath is expected to remain unchanged over the next six months, although it is hoped that there will be some moderate improvement within the next 12 months.
