The average price of a new home in Waterford County is estimated at €226,000 — down 40pc from peak levels — while second hand prices are estimated at €214,600 — down 47pc from peak. Detached houses have experienced a much larger decline from peak levels relative to other types.

Second-hand four- and five-bedroom detached houses have dropped in price by an estimated 50pc from peak levels. Two-bedroom townhouses have also experienced a sharp fall, dropping by 47pc for new units and 52pc for secondhand units.

Both Dungarvan and Dunmore East have seen an improvement in sales activity in recent months, while sales remain relatively subdued in other parts of the county. On average it takes between two and seven months to get a sale agreed on a property.

Respondents cite an increase in stock levels in many parts of the county since last April, with the exception of Dungarvan where stock levels remain unchanged. Apartments and three bedroom houses were cited as being oversupplied in the county.

A moderate improvement in sales activity is expected in the next six to 12 months.
