Price Guide: Waterford City

There was considerable variation in price trends in Waterford City over the past four months, with the survey suggesting that the average price for the majority of apartments and townhouses increased, while it fell for semidetached and detached houses.

On balance the average price of a new home in Waterford City currently stands at €173,100, down 42pc from peak levels, while the average price of second-hand homes is estimated at €178,100, a drop of 43pc from the market peak.

All respondents acknowledged an increase in sales activity over the past four months, with one agent describing the market as “fairly buoyant” and another highlighting that bidding wars have taken place on certain competitively priced properties.

The starter homes market is fairing reasonably well. There has been no change to stock levels in the city over the last four months. There would appear to be a lack of good quality three-bedroom semidetached houses available and an abundance of detached houses which have yet to find a floor. Some townhouses are proving to be difficult to move, due to lower demand from both investors - a key buyer segment for this property type during the boom - as well as from first-time buyers. The latter in particular are now opting to purchase larger semi-detached properties.

Sales are expected to see some modest level of improvement over the next 12 months, although according to one local agent this will very much depend on interest rates remaining relatively constant over this period. In addition, some movement in the trader-upper market is expected to occur in the latter half of this year due to the increased activity amongst first-time buyers.
