Price Guide: Tipperary

Comparing prices to peak levels in Tipperary, the biggest falls have occurred amongst apartments, which are down by between 41pc and 53pc, and townhouses, which are down by between 41pc and 42pc.

In contrast, house prices have fared somewhat better, with second-hand five-bedroom detached properties 15pc higher since last April, although they are still 19pc below peak levels.

It takes on average anywhere between 15 and 26 weeks to get a property sale agreed. Agents in different parts of the county have experienced different levels of activity over the last four months.

For instance, agents in Thurles and Nenagh report increased sales since last April, while those in Clonmel, Roscrea and Tipperary Town witnessed little change and some reported a decline in sales.

Many smaller properties that are “well priced” are reported to be moving.

It was widely acknowledged that there is a large volume of three-bedroom semi-detached houses currently available on the market.

Almost all respondents are expecting the market to improve by next spring.
