Price Guide: Meath

Overall average prices for new and second-hand homes in Meath are down from peak levels by 39pc and 44pc respectively.

While there was some variation in prices relative to last April, the most notable change was for one-bedroom apartments, which were estimated to have fallen by over €55,000 to €102,500 for new units and €92,500 for second-hand units — almost equivalent to two-thirds of the peak value.

Three-bedroom semidetached houses also fell by around €33,000 in the last four months, to €195,000 for new homes and €192,100 for second-hand homes.

Activity levels vary considerably with estate agents in Bettystown, Ashbourne and Ratoath reporting less activity since April, while agents in Navan and Enfield report an increase.

This was further underlined by estimates of time to get a sale agreed, ranging from eight to 20 weeks in most areas, but up to a year in Bettystown and Ratoath.

In contrast, one agent reported that a property just outside Navan fetched €9,000 above its asking price following 15 bids from seven cash customers. Examples of other recent sales include: two second-hand four-bedroom detached houses in Bettystown sold for €300,000; 10 four-bedroom semi-detached houses in Enfield sold at €225,000; a four-bedroom semi-detached house sold in Navan for €180,000; a threebedroom semi-detached house in Ratoath for €260,000 and,in Ashbourne, a new two-bedroom apartment was sold for €180,000 and a detached three-bedroom house was sold for €280,000.

The need for more three- and four-bedroom semi-detached houses was identified. An Enfield agent noted a serious shortage of properties in the area, given that there is little new or second hand stock available.

A Navan agent observed a lack of “good” starter homes to meet demand from first-time buyers who prefer modern rather than older properties. Meanwhile apartments are in oversupply in most areas.
