Price Guide: Louth

PROPERTY prices in Louth experienced a fair bit of movement over the last four months, with the average price of a new home dropping by over €42,000 to €220,100 and by almost €35,000 to €215,600 for a second-hand home. As a result, prices have fallen at least 40pc from the county’s peak levels.

New two-bedroom apartments have experienced the largest decline in value from peak levels dropping by 66pc, while new three-bedroom townhouses and semi-detached houses have fallen by 54pc to €137,500 and 48pc to €133,300 respectively.

In contrast new five-bedroom detached houses are currently estimated at an average price of €377,500, or about 26pc off their peak level.

Examples of recent sales in the county underline some considerable variations in prices depending on locations — in Dundalk a three-bedroom terrace and a three-bedroom semidetached house sold for €118,000 and €130,000 respectively, while in Tullyallen ( just outside Drogheda) a three-bedroom midterraced house sold for €170,000.

There would appear to be an abundance of two-bedroom apartments, three-bedroom semi-detached houses and fourbedroom detached houses located within the county, although the majority of sales happening at the moment appear to be for three-and-four-bedroom homes.

Dundalk has experienced a modest improvement in sales activity since last April, while activity in Drogheda appears to be more muted.

Agents are expecting sales activity to remain at current levels heading into next year, although a moderate improvement is expected as the year progresses.
