Price Guide: Longford

Property prices in Longford are amongst the lowest in the country, particularly for second-hand properties. The average prices for new and second-hand homes are currently estimated at €187,300 and €158,600 respectively, both of which are nearly half the peak market level.

Apartments have experienced the largest fall from peak values, with new one-bedroom apartments now at €75,000 — down 57pc from peak — and new two-bedroom units at €87,500, down 56pc. They are closely followed by secondhand three-bedroom semidetached properties, which are currently estimated at €116,700, down 53pc.

Local agents report a general increase in sales activity over the last four months and cited a number of recent sales as examples. These include: a four- bedroom detached house outside Longford town for €280,000; a new four-bedroom detached bungalow for €165,000; and a three-bedroom semi-detached house in a small village outside of Longford town for €100,000.

However, while things have improved, the market still remains sluggish and it can take anywhere up to a year to get a property sale agreed. There remains a significant oversupply of property in Longford, particularly two-bedroom apartments and three-bedroom semi-detached houses. One estate agent argued that the Government needs to put together a medium-term action plan for the various unfinished/ unoccupied estates as soon as possible.

Overall there is a good deal of uncertainty on the outlook for the market in Longford and its oversupply. That said, there is some hope of a modest improvement in sales activity within the next six months.
