Price Guide: Leitrim

IN terms of population, Leitrim is the smallest county in Ireland with no large urban centres, yet it experienced a significant increase in residential construction during the boom period and has been left with a lasting legacy of many vacant and unfinished homes throughout the county.

Respondents cited a particular oversupply of two-bedroom apartments and four-bedroom detached houses throughout the county.

They noted a lack of good quality three-bedroom and well located semi-detached houses in the area and that the number of properties on the market now compared with last April had actually increased.

As a result, one would expect property prices in the county to have fared much worse than any other part of the country – yet, surprisingly, this is not quite true.

The average price of a new home in Leitrim has fallen by 41pc from peak levels to €192,300, while the average for second-hand homes is estimated to have fallen by a more modest 29pc to €184,200.

New one- and two-bedroom apartments were estimated to have fallen by 14pc and 12pc respectively over the last four months, while second-hand apartment prices remained relatively unchanged.

Meanwhile, two- and threebedroom townhouses and three- and four-bedroom semidetached houses experienced only a modest fluctuation in values.

With buyer activity remaining relatively subdued, one agent stated that prices were continuing to fall due to a lack of purchaser confidence and available finance.

Further declines are expected in the coming months as receivers appointed on some developments are moving to the market, although agents were hopeful that this would result in an improvement in sales activity next year.
