Laois is home to some of the most affordable property in the country, with the average price of a new home estimated at just €149,900 and the price of a second-hand home at €152,600.

One-bedroom apartments are estimated to average in the region of €50,000, while two-bedroom apartments are estimated at €70,000 for new and €75,000 for second hand. Three-bedroom semidetached houses, at €125,000 for both new and second hand, are down 48pc from peak values and fell by 17pc over the course of the past four months.

Respondents report a decline in sales activity over the last four months with the volume of available properties relatively unchanged.

The market remains slow in terms of both viewings and transactions.

Of the sales that have taken place during the past 12 months, the majority have been to first-time buyers. An exception is the interesting feature of some demand from a small number of existing owner occupiers living in nearby Kildare who are “downsizing their mortgage” and taking advantage of the keener prices in Laois.
