Price Guide: Kilkenny

There was considerable variation in price trends in Kilkenny over the last four months with the average price of a new home falling marginally by just 3pc to €259,700 — a drop of 54pc from the market peak.

On the other-hand the average price of a second-hand home is estimated to have edged up by around 10pc to €257,900 though still down 40pc from market peak.

The most notable changes in prices was observed on two-bedroom apartments and townhouses, all indicating an increase of between 17pc and 21pc. Similarly the average price for second-hand three-bedroom terraced houses and all three- and four-bedroom semi-detached properties are estimated to have increased since last April, although not quite to the same extent, while second-hand four- and five-bedroom detached houses also reflect an increase.

Despite an improvement in sales activity in the county over the last four months, the higher prices for some properties are not expected to become an upward trend.

That said, the indicators are positive for Kilkenny and with the average turnaround on a property becoming sale agreed at between four and eight weeks, the outlook for the market in the county is quite favourable.

Much of the increase in sales activity over the last four months has been confined to properties in and around Kilkenny City, with other towns and villages throughout the county seeing little significant improvement.

While there are not many unfinished estates located around the Marble City, there is an oversupply of apartments currently on the market. At the same time, agents said that there is a lack of good quality three- and four-bedroom semidetached houses in the county, which are proving popular with first-time buyers. With life coming back into some parts of the market, agents in Kilkenny are hopeful of an improvement in sales activity over the course of the next 12 months, although this will very much depend on an improvement in the lending environment.
