Average Kildare prices have fallen 51pc from peak for both new and second-hand homes, with the average price of a new home estimated at €216,400 and the average prices of a second-hand home at €220,500.

The drop in prices is fairly uniform across all types although four-bedroom semi-detached houses suffered the largest drop over the last four months, down by 29pc to €200,000.

Meanwhile one-bedroom apartments fell 6pc and 12pc for both new and second-hand units respectively.

The county saw some recent pick-up especially in towns such as Naas, Newbridge and Kildare Town. Naas hadn't suffered a serious over supply although a few developers are keen to clear stocks at competitive prices.

A Rathangan development that launched 30 houses four months ago now has only six left. First-timers account for most purchases and focus on three-bedroom houses. Markets such as Athy are more difficult.
