Alongside parts of Dublin's North Suburbs, the West Suburbs is probably one of the most affordable property locations in Dublin, with the average price of a new home at €245,600, down 44pc from peak prices, and for a second-hand at €292,300 down 49pc.

Apartment prices have dropped from peak levels by between 54pc and 63pc, with a significant downward adjustment occurring over the last four months ranging from 16pc to 31pc.

Second-hand five-bedroom semi-detached houses also fell significantly over the last four months, down 21pc, and at an estimated average price of €406,000 are now 58pc off the market peak price.

Most agents surveyed in Dublin's West Suburbs reported an increase in sales activity since last April, although one reported no change and another had observed a fall in sales.

This was underlined by the typical time it takes to get a property sale agreed in the area, which was estimated at between eight to 12 weeks, although one agent stated that it can take up to ten months.

There were plenty of examples of recent sales in the area, including: a two-bedroom townhouse in Clondalkin for €155,000; a two-bedroom house in Palmerstown for €207,000; a three-bedroom semi-detached house in Lucan for €200,000; a three-bedroom semi-detached house in Clondalkin for €180,000; a three-bedroom semidetached house in Blanchardstown for €292,000; a four-bedroom semi-detached house in Palmerstown for €265,000 and a four-bedroom semi-detached house in Castleknock for €360,000.

Most respondents believe that there were fewer properties on the market in the area now compared to four months ago, yet there remained an oversupply of apartments and townhouses.

Some agents report a lack of good quality three-bedroom semi-detached houses in good locations.

The general expectation was for a modest improvement in sales activity over the next six months and that this should continue on into the rest of 2011.
