Price Guide: Dublin Suburbs North

The average prices of new homes in Dublin's North Suburbs are estimated to have fallen since last April by 10pc to €285,300 and second-hand homes by 5pc to €294,000.

While most property types experienced relatively modest price changes over the last four months, new four-bedroom and five-bedroom detached houses are estimated to have fallen 19pc and 17pc respectively.

A majority of local respondents experienced increased activity since April, mainly from first-time buyers attracted by price falls. However, some agents saw activity decline.

Time to sell varied from a very healthy six weeks to as long as six months. Examples of recent sales include a three-bedroom townhouse in Swords for €254,000 and a three-bedroom semi-detached house in Skerries for €265,000.

Following price cuts, one agent sold several three- and four- bedroom houses in Lusk to first-time buyers. Supply in Swords has fallen but stock on the coast has increased. Agents agree on an oversupply of apartments and townhouses, as well as a growing requirement for three-bedroom semi-detached houses.
