New home prices in Dublin City North have taken a much bigger hit relative to second-hand prices, with the average price of a new home falling from peak levels by 46pc to €245,700, while the average price of a second-hand home is currently estimated at €273,000, down 39pc from the market peak level.

This is mainly because prices for second-hand houses have fared somewhat better than new houses while both new and second-hand apartment prices in the area have fallen by more than 50pc from peak levels.

As with the city centre, the experience of estate agents in Dublin City North over the last four months has been relatively mixed, with some experiencing an increase in sales activity, while others had seen little change.

However, the typical time it takes to get a property sale agreed was at a very healthy six to eight weeks, which suggests there is some good movement in this part of the city. One agent remarked that they had sold five properties in the Dublin 3 area, all in excess of guide prices. A requirement was identified for more twobedroom townhouses and three-bedroom semi-detached houses, while it was acknowledged that there is an oversupply of two-bedroom apartments. The outlook for the market in Dublin City North is for a modest improvement over the next 12 months, although this is likely to occur very gradually.

One estate agent highlighted the absence of investors and the obstacles facing prospective investor purchasers e.g. little debt finance available, high levels of stamp duty and high administrative expenses.
