Price Guide: Donegal

THE average price of a new home in Donegal is estimated at €179,000, representing a drop of 43pc from peak values.

New three- and four-bedroom semi-detached houses are cheaper than in most other parts of the country, with averages estimated at €128,800 and €155,000 respectively.

Second-hand homes are estimated to average €165,800, down 3pc from last April and a drop of 41pc from peak values.

The cheapest second-hand apartments in the country can be found in Donegal, with the average price of a one-bedroom apartment estimated at €50,000, and €57,500 for a two-bedroom apartment.

Sales activity seems to vary considerably depending on the estate agent you talk to. Estimates of the time it takes to get a property sale agreed range from 10 to 20 weeks.

One Bundoran agent reports selling between two and three properties every week, with four three-bedroom semi-detached bungalows recently sold in the area for €125,000.

Meanwhile, another agent in the same area said that, despite property prices being cut in half, properties are still not selling as the banks are not releasing any money.

Most agents agree that there has been little change to the level of stock available on the market since last April.

One agent pointed out that supply in the southern parts of the county was tighter than in the northern parts, especially around Letterkenny and Ballybofey, where a lot more residential development activity took place during the boom period.

A number of agents cited an oversupply of three-bedroom semi-detached and four-bedroom detached houses in some parts of the county.

Another agent in the northern part of the county stated that the majority of enquiries coming into their office were for properties priced between €100,000 and €150,000, with no sales for properties over €200,000.

Meanwhile, an agent in south Donegal reported selling three homes to first-time buyers in the final week of August and, with prices nearing rock bottom, prospective buyers are now looking a lot more seriously at the market.

Looking to the future, most agents are not expecting any significant improvement in activity over the course of the next six to 12 months, with a few expecting a slight improvement by the beginning of next year.
