Price Guide: Cork County

Prices for both new and second-hand two bedroom apartments in Cork County fell by €58,000 and €52,100 respectively over the past four months and now stand at less than half their peak price level. Apart from apartments and townhouses, other types of residential property did not fall as sharply.

Almost all respondents experienced an increase in sales over the past four months and while there were mixed views on whether or not the market would see further improvement over the course of the next six months, almost all agreed that there would be a modest activity increase within 12 months.

Nevertheless low mortgage supply was widely criticised, and one agent blamed this for sales falling through. While two-bedroom apartments and three-bedroom semidetached houses are in plentiful supply there appears to be a shortage of four-bedroom detached properties.

Sales appear to be quite good for four-bedroom detached houses, with a number of examples cited by agents at varying prices levels in different locations. There have been four sold in Kildorrery for €240,000, another in Ballyhooly for €280,000, one in Mallow for €330,000 and another in Conna for €345,000.

Two three-bedroom semidetached houses in Mitchelstown recently sold for €170,000, while one in Watergrasshill achieved €190,000.
