Contrasting price levels are seen in various segments of the Clare housing market. New semidetached house prices were higher at the end of August this year compared to April with new three-and-four-bedrooms up 5pc and 10pc respectively.

New four-bedroom detached houses are 11pc higher. On the other hand, the average price of a second-hand home dropped by 15pc in the last four months, with five-bedroom detached second-hand houses falling by as much as 19pc.

One-and-two-bedroom apartments are now less than half their peak values, with the total decline in prices ranging from between 54pc and 60pc. In a county which benefits from holiday activity, most agents reported an increase in sales during the summer, with the expectation that the market should continue to perform at current levels over the next six months and possibly see some improvement by this time next year.

On average it is taking between two and four months to get a property sale agreed. It was reported that Ennis was very “over-built” during the property boom and as result has inherited a number of part-completed estates, whereas

Shannon Town did not experience the same scale of residential development and therefore has managed to avoid a glut of vacant unsold properties. The majority of sales in the county are to first-time buyers.

Vendor expectations are at more realistic levels, resulting in an increase in offers. However, many agents said they were finding it difficult to shift properties as potential buyers were struggling to secure finance.
