Price Guide: Carlow

Apartment prices in Carlow have now fallen by between 46pc and 52pc from peak levels. This is despite the fact that the average price for new one- and two-bedroom apartments were estimated at being above the April figures.

While townhouses and semidetached houses have not fallen by as much as apartments, the estimates show that four-bedroom detached houses have been hit hardest, decreasing by between 53pc and 54pc, with falls of between 27pc and 30pc recorded during the summer months.

The market is showing signs of improved sales activity. “It's not too bad, but nothing to get excited about,” according to one agent. Nevertheless it takes between 18 weeks and 10 months to get a property sale agreed. Local agents say that houses will sell provided they are priced properly. One agent says that there is no longer downward pressure on prices as buyers are now accepting that prices have reached or are close to reaching a floor. However, the limited access to mortgage finance is impacting on the ability to conclude some sales.

There has been little change in the volume of stock currently available and there remains some overhang of unsold, recently constructed, properties in certain parts of the county. Agents report a very large volume of three-bedroom semi-detached houses on the market in and around Carlow Town.

A number of properties have been put on the market by people living in Carlow, but who are commuting to work in Dublin and plan to move closer to the city.

Respondents are not expecting any dramatic change to sales activity over the next six months, although a modest improvement is expected in 12 months time.
