The west Dublin suburb of Castleknock has become a hot spot for new housing developments and Hamilton Park is no different.
Following the launch of the first phase of 50 houses at the scheme in September, Park Developments is releasing a second phase.
The additional 35 houses in the new residential estate - located off Carpenterstown Road, next door to St Patrick's National School - are a mix of three and four-bed semi-detached and detached properties, all of which overlook a large landscaped area.
The development will ultimately consist of about 400 homes and five acres of green space.
Show houses for each house style have been built. There are two styles of three-bed semi-detached houses, which are approximately 1,205 sq ft in size and are priced from €410,000. There are also two types of four-bedroom semi-detached houses, ranging in size from 1,550 sq ft to 1,615 sq ft and costing from €440,000.
The exterior of the homes, designed by architects O'Mahony Pike, have elegant elevations that incorporate a mixture of brick and rendered finish, with a zinc canopy over the front doors. The front or side-parking areas are cobble-locked and each house has a back garden, which will be paved, fenced, levelled and seeded.
Interior features include custom-designed Nolan fitted kitchens and Brogan Jordan-fitted wardrobes. The integrated kitchen appliances are part of the sales package, and the four-beds come with a large American-style fridge and five-ring hob. There are triple-glazed Rationel windows throughout, and the attics have a pull-down ladder and are fitted with storage roof trusses.
The properties have either an A2 or A3 energy rating, reducing energy costs for the home-owner. All of the houses are heated using a highly efficient gas boiler with thermostatically-controlled radiators, are ventilated mechanically due to air tightness, and have solar panels for domestic hot water.
Hamilton Park is about 11km from Dublin City Centre and has good public transport links, with an Arrow Rail station just a five-minute walk away and the 37 bus route serving the development.
