A guide price of €350,000 is being quoted for Cloghala House, an attractive six-bedroom residence situated on 10ac of mature parkland just 2.5 miles from Gowran, Co Kilkenny.

The property, which dates from the 19th century and incudes a traditional coach-yard, will be offered for sale by auction by ERA Donohoe Properties later this month.

Located outside the Kilkenny village of Dungarvan, five miles from the famous Mount Juliet and 10 miles from Kilkenny city, the property has great potential for anyone with an eye to developing an equestrian or a tourism project.

Auctioneer Ed Donohoe accepts that the property requires extensive modernisation and refurbishment, however he points out that the roof is in good condition and some work has been carried out throughout the house including re-plumbing and rewiring.

The property retains many of its old period features such as original ornate corniced ceilings, original fireplaces, panel doors, architraves and a host of other features.

It is set on 10ac of what auctioneer Mr Donohoe describes as beautiful, mature parkland studded with a collection of fine old trees.

The traditional yard with the property includes two stables and a lofted coach-house on a concrete surround.

The auction for Cloghala will take place at 3pm on Friday, September 30 at the Newpark Hotel, Kilkenny.
