Bailieborough in County Cavan is often described as a commuter town for Dublin because, thanks to the N3 and M3 route connecting the capital with the border in Cavan, you can get to Dublin from Bailieborough in about an hour and a half.
It's a long commute but, on the other hand, you get a lot more square footage for your buck this far outside the capital.
Take Marden House, for instance, in the townland of Carnlaynch, about three kilometres southwest of Bailieborough town. It's a six-bedroom detached house built in 2004 in a pastoral setting, and it has no less than 3,657 sq ft of floor space.
By way of reception rooms, there's a sitting room with a decorative fireplace (mahogany surround and marble inset), as well as a living room with a gas-fitted, cast-iron fireplace.
Double half-glazed doors open from there to the kitchen which has maple cabinets, granite worktops and a porcelain-tiled floor. Various appliances are included in the sale, and there's a separate utility room as well.
An archway in the kitchen gives on to a sunroom, which itself opens into a conservatory, added in 2006, which has French doors to the garden.
One of the bedrooms is also on the ground floor, and has an ensuite shower and French doors to the garden. The other five bedrooms are on the first floor, including the master bedroom with another ensuite shower.
The main bathroom, with a Jacuzzi corner bath and separate shower, is also upstairs, and there's a guest toilet on the floor below.
The gardens feature a lawn, patio, decking and a barbecue area, with ornamental shrubs and fruit trees dotted about. There's also a detached garage on the grounds.
Marden House is for sale for €349,000 with joint agents, Smith Harrington in Navan, (046) 902 1113, and Peter Murtagh in Bailieborough, (042) 966 5355.
