Park life up for grabs with three-storey terraced homes

Royal Canal Park, which sits along the banks of the eponymous Royal Canal and overlooks the 123-ac Tolka Valley Park, was only launched a year ago, but sales for the fourth phase of the scheme are already close to wrapping up.

The estate, which will eventually have 152 homes, is being built by Ballymore, the developer led by Sean Mulryan, who earlier this month won Property Entrepreneur of the Year and was named overall winner at the KPMG Irish Independent Property Industry Excellence Awards. A fifth phase is to be unveiled in the spring.

While the three-bed terraced properties in the existing phase have sold out, there are still two four-beds available from the Heron house type. These are priced from €400,000 and measure 1,677 sq ft. These four-beds are laid out over three stories, with bay windows from the ground floor and first floor. The full-brick homes, designed by O'Mahony Pike Architects, have a bright front lounge and an extended kitchen with a multi-media wall to the rear. Two of the bedrooms are ensuite, including the master bedroom, which is housed on the second floor and has double-height ceilings. The bathroom and kitchen fittings are custom-designed by Ballymore, one of the developer's trademarks.

Would-be residents moving from older properties will be able to reduce their utility bills at the A-rated houses, courtesy of energy-efficient features such as an air-to-water heat-pump system that feeds the wall-mounted radiators and provides domestic hot water.

Royal Canal Park is located in Pelletstown, an area between Ashtown and Cabra that has been earmarked by Dublin City Council as holding the potential for future residential growth in the capital. The scheme is a 10-minute walk from Ashtown train station, and residents can also walk or cycle the canal towpath to the centre of Dublin. There are proposals to open a train station beside Royal Canal Park in the future, as well as a Luas stop that will connect Broombridge to the city centre.
