With 40 acres of land around it, Lough Garr House at Dromore in Co Clare has enough ground to indulge in a spot of farming.
Depending on your perspective, though, you'll be either gladdened or saddened to discover that five of those acres are underwater.
The grounds take in Lough Garr, a small lake whose significance will forever be diluted by the much larger and more significant Dromore Lake about 200 metres away, into which it flows.
Lough Garr - and as a consequence Lough Garr House - is also on the edge of Dromore Wood, a 1,000-acre nature reserve managed by the National Parks & Wildlife Service.
In that sense the surroundings could not be more leafy, although the land going with Lough Garr House is not all trees and water: some 29 acres is in pasture, and there's a 1,600 sq ft outbuilding on the grounds that would make a useful stable.
As to the house itself, it's at the end of quite a long avenue lined with trees, and there's not much by way of neighbours. Built in 2001, it amounts to 3,380 sq ft, with five bedrooms or possibly six.
Four bedrooms are on the first floor, all en-suite. The other two are downstairs, one with an adjoining shower room and the other described alternatively as a study.
The ground floor also has two other living rooms. One is a large square drawing room, dual-aspect and with a fireplace. The other is an open-plan kitchen, dining room and sunroom.
There's also attic stairs leading to three dormer-level rooms with skylights.
The village of Ruan is within easy walking distance, at about 1.5 kilometres, while Ennis is 11km to the south.
The agent is Sherry FitzGerald Country Homes (01) 237 6300 and the asking price is €875,000.
