When the Luas cross-city gets up and running next year, it'll supply very convenient access to the city centre for the occupants of 8 Annaly Road in Cabra, Dublin 7. The Cabra stop will be at Fassaugh Road, about six minutes' walk away.
As it is, you can get to O'Connell Street in about 35 minutes on foot from Annaly Road, but the Luas will be useful for people in a lazy mood.
Number 8 is almost on the corner where Annaly Road meets Erris Road, and it's been extended to the side, making for a quite unusual footprint.
The extension has boosted the floor area somewhat, although it's still relatively modest at 1,022 sq ft.
That includes three bedrooms, all on the first floor around a small landing. The largest of the bedrooms, at 15ft7 by just under 9ft, runs the full length of the house, with a window front and back, and might be big enough to squeeze in a shower room, en-suite or otherwise.
Back on the ground floor, inside the front porch the entrance hall has a porcelain-tiled floor and a quarter-turn staircase with under-stairs storage.
To the right is the living room, where there's an electric-fitted fireplace and French doors to the back garden.
On through the living room is the extension housing the open-plan kitchen and dining room, which has a vaulted ceiling with a skylight and more double doors to the garden.
The house has been finished to the last, and has underfloor gas-fired central heating and an energy rating of C1.
The back garden is a courtyard, while the front garden has a small lawn and is cobbled for parking.
Number 8 Annaly Road is for sale with DNG Phibsboro (01) 8300989 and has an asking price of €335,000.
