Offaly house prices

In Offaly, Taoiseach Brian Cowen's native county, the pace of house price decline ranges from 33pc for new five-bedroom detached houses to as much as 45pc for second-hand one-bedroom apartments which are now priced at €90,000.

It is now possible to buy a second-hand four-bedroom semi-detached house for €177,500 - down 39pc.

While all agents surveyed reported an increase in the number of properties on the market since the beginning of the year, they also reported an increase in sales activity during the first four months of the year.

However, the time it takes to sell a property, from when it first goes on the market to when it becomes sales agreed, is still estimated to be a considerably long 40 weeks.

An estimated 4.3pc of the existing housing stock is up for sale, which is significantly above the national average of 3pc and suggests there is a large oversupply of stock in the county.

The market ought to benefit from the primary routes, M6/N6 and M7/N7, which serve all the county's main towns.
